Job Summary

Conduct preventive maintenance and repair on facility mechanical, electrical, lighting, HVAC, plumbing, and building systems. Perform assigned inspections, report as-found conditions, and respond to emergencies, which may require light travel and after-hours support. Maintain inventory control, compile monthly operational reports, and recommend improvements to the preventive maintenance program. Recognize safety hazards, propose elimination methods, and comply with all codes, regulations, and company directives. Complete required C&W Safety Training annually and maintain a valid state driver's license and relevant trade certifications.

Required Qualifications

High School Diploma or GED Equivalent
Minimum of four (4) years of technical experience in all aspects of building engineering
Strong background in technical aspects of HVAC equipment and systems
Strong background in plumbing
Strong background in electrical
Strong background in equipment repair and maintenance
Strong background in overall system design and application
Valid state driver's license
Appropriate license/permit for trade as may be required based on location
Valid 'Universal' level certification for CFC and HFC-based refrigerants (EPA Section 608)
Experience in operation, maintenance, and basic repair of HVAC
Experience in operation, maintenance, and basic repair of boilers
Experience in operation, maintenance, and basic repair of heaters
Experience in operation, maintenance, and basic repair of pumps
Experience in operation, maintenance, and basic repair of refrigerant systems
Experience in operation, maintenance, and basic repair of compressors
Experience in operation, maintenance, and basic repair of gas lines
Experience in operation, maintenance, and basic repair of water systems
Knowledgeable in energy management systems, techniques, and operations
Thorough knowledge of all building systems operations, maintenance, and repair
Excellent interpersonal skills in dealing with tenants, clients, and vendors
Basic Computing Skills in Outlook, Excel & Word
Proficiency in the operation of smartphone and/or iPad/tablet
Ability to upload .pdf files and documents
Working knowledge of Computerized maintenance Management Systems
Ability to perform work wearing Personal Protective Equipment (PPE) if required
Ability to stoop, stand, climb
Ability to frequently lift a minimum of 50 lbs of equipment
Ability to safely install rigging/lifting devices
Ability to crouch and reach to install/move equipment
Ability to bend forward at the waist
Ability to bend legs and spine
Ability to speak clearly
Ability to read and understand information presented orally and in writing
Must be willing and able to support after-hours/weekends building-related activity as required
Must be able to respond to client callbacks for regular repair and/or emergencies events
Must maintain all Federal, State, or Local licenses required for locations assigned
Must complete all required C&W Safety Training as scheduled annually
Must comply with C&W Uniform Dress Code while working
Must maintain a neat and clean appearance during all working hours
Must be able to recognize danger and safety hazards and propose methods to eliminate them
Must use the correct PPE in performing the task needed
