Job Summary
Operations Manager responsible for the cost-effective operation, maintenance, and long-term preservation of the property assets. Oversees physical operations, construction coordination, safety and health principles, contracted services oversight, and project management. Plans multi-year capital and operating expense initiatives, implements preventative maintenance programs, ensures code-compliant life-safety systems, manages vendor/contractor performance, and supports Sustainability efforts. Builds tenant relationships, coordinates with Tenant Coordination on as-built conditions and utilities, and participates in crisis response as MOD on-site during non-office hours. Requires leadership of direct reports, strong project management, budgeting/forecasting, and proficiency with building systems and relevant software.
Required Qualifications
- High School Diploma or GED Required
- Bachelor’s degree preferred
- 2+ years of experience or training in shopping centers or equivalent management and leadership
- 3+ years of facilities operations or construction management preferred
- Strong understanding of commercial building systems (HVAC, plumbing, electrical)
- Experience with budgeting, financial analysis, and forecasting
- Strong leadership, interpersonal and relationship-building skills
- Excellent written and verbal communication skills
- Proficient with Microsoft Office; familiarity with JDEdwards, Proliance
- Ability to manage multiple priorities and adapt to changing environment
- Ability to supervise and develop direct reports
- OHSA General Industries 30-hour course preferred
- Life Safety and safety documentation management
- Project management and contract oversight

- Tenant coordination and lease requirement compliance
- Sustainability and energy-efficiency initiatives
