Manager, Site Due Diligence & Pre-Development

Job Summary
Oversee multi-disciplinary due diligence programs for prospective data center sites, including title review, environmental studies, geotechnical reports, and zoning analysis. Identify, assess, and mitigate development risks while managing contractual due diligence activities and critical dates. Develop pre-closing entitlement and permitting strategies, coordinate with utility providers and government agencies, and synthesize findings into executive-level presentations. Create and monitor project budgets and due diligence schedules to ensure on-time completion. Lead the transition of projects to design and construction teams following site acquisition.
Required Qualifications
- Five or more years of progressive experience in land development, real estate development, site due diligence, entitlements, civil engineering or a related field
- Bachelor's degree in real estate, Civil Engineering, Urban Planning, or a related field
- Strong understanding of entitlements, permitting, land use, and local government processes
- Experience with Bluebeam, CAD, Microsoft Office Suite (advanced PowerPoint and Excel Skills)
Desired Qualifications
- Direct experience in data center site selection, due diligence, and development
- Extensive experience in large-scale, complex development projects across multiple jurisdictions
- MBA, Master of Engineering, Real Estate, Land Planning, or relevant certifications
