Job Summary
Manager of Financial Services role overseeing underwriting, financial analysis, and due diligence for acquisition, development, and redevelopment of shopping centers. Responsibilities include building financial models with Argus and Excel, preparing investment pro formas and comprehensive memos for Real Estate/Investment/Board committees, updating development-focused forecasting models, supervising FS analysts, performing due diligence (lease, environmental, title, surveys, zoning), conducting local market research, and evaluating tenant financial health to inform investment and leasing decisions. Requires a Bachelor's in Real Estate, Accounting, or Finance with at least six years of relevant experience; strong proficiency with Argus, MS Office, and PowerBI; solid understanding of real estate metrics and leasing documents. MBA/postgraduate degree preferred. The role is hybrid with in-office presence in Jacksonville, FL; Atlanta, GA; or Raleigh, NC after training, and Regency Centers will not sponsor visa petitions.
Required Qualifications
- Bachelor’s degree in Real Estate, Accounting, Finance, or related field
- Minimum six (6) years of relevant professional experience underwriting and conducting due diligence on retail real estate developments, redevelopments, and acquisitions
- Strong computer skills including proficiency with Argus and MS Office Suite
- Intermediate level proficiency with PowerBI (or similar software)
- Strong understanding of real estate fundamentals and return metrics, and how they impact value
- Understanding of financial and operating real estate metrics, preferably related to retail properties
- Ability to read and understand legal documents such as leases, purchase and sale contracts, and joint venture agreements
- Postgraduate/MBA degree is preferred
