Job Summary
Complete make-ready tasks within established timeframes to minimize vacancy loss, including plumbing, electrical, painting, drywall, and flooring repairs. Ensure all appliances are operational, change locks, and install lockboxes and alarms in newly vacant homes. Conduct thorough inspections of each unit to identify additional repairs, walk homes prior to move-in, and write punch lists. Coordinate with the Maintenance Supervisor to monitor supply needs, fulfill orders, and track preventive maintenance during turnover. Clean and sanitize vacant units, including kitchens and bathrooms, while maintaining accurate records of tasks and supplies used. Communicate effectively with property management regarding unit status and notify management of needed equipment. Adhere to all safety regulations, Fair Housing requirements, and ZRS standards to ensure homes are ready for tenants.
Required Qualifications
- Ability to lift a moderate amount of weight (i.e., forty-five to fifty pounds)
- Must be able to climb stairs
- Must be able to walk, push and pull with both arms
- Must be able to reach
- Must be able to squat
- Must be able to bend and twist repeatedly at the waist
- Must be able to use tools with both hands
- Must be able to work in various weather conditions and environments
- Must be able to tolerate dust, chemicals and other substances
- Must be able to tolerate environmental conditions associated with maintenance work
- Must be able to stand for several hours at a time
- Must be able to work weekends as needed
- Must be able to comply with Fair Housing requirements and laws
- Must be able to adhere to all safety regulations and company policies
- Must be able to ensure that all tools and equipment are used safely
- Must be able to maintain tools and equipment in good working condition
- Must be able to communicate effectively with the property management team
- Must be able to communicate and coordinate with other maintenance staff
- Must be able to maintain accurate records of maintenance tasks and supplies used
- Must be able to notify management of any needed supplies or equipment
- Must be able to ensure all vacant homes meet ZRS standards prior to move in
