Job Summary
Oversee quality standards for vacant units by completing repairs, improvements, and inspections of sheetrock, caulking, and mechanical systems before resident occupation. Maintain property grounds, common areas, and amenities through general cleaning, pressure washing, and trash removal. Perform technical duties including tool usage, safety compliance, and equipment maintenance while identifying efficiency improvements. Respond to maintenance complaints, assign work requests by urgency, and administer work order programs using computer skills. Work indoors approximately 80% of the time and outdoors 20%, adhering to shift requirements that may include early mornings, late evenings, weekends, and holidays. Overtime is required as business needs dictate.
Required Qualifications
- High school diploma or equivalent from an accredited institution
- One or more years of maintenance or related experience
- Demonstrated ability to identify mechanical, electrical, or other malfunctions and provide solutions
- Excellent written, verbal and customer service skills
- Excellent time management skills
- Work indoors approximately 80% of the time and outdoors approximately 20% of the time
- Use olfactory, auditory, and visual senses
- Lift 25 lbs. or more
- Climb up and down stairs and ladders
- Access remote work areas and confined spaces (i.e., crawl spaces, roofs)
- Use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting)
- Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays
- Work overtime as business needs deem appropriate
- Possess computer skills necessary to effectively administer work order programs and building operations
- Successful completion of all required training programs within required timeframes
- Compute basic mathematical equations
