Job Summary
Oversee quality standards for vacant units by completing repairs, improvements, and general cleaning tasks including pressure washing, trash removal, and painting equipment. Inspect sheetrock and wall finishes for damage, verify proper caulking and sealing around sinks and showers, and assist with grounds and common area maintenance. Perform technical and mechanical duties as needed while adhering to safety protocols for tools, reporting injuries, and ensuring all safety information is current. Identify areas for efficiency improvements and support cost-control programs by verifying parts for repair versus replacement. Respond to resident complaints about maintenance services and assign work requests based on urgency.
Required Qualifications
- High school diploma or equivalent
- One or more years of maintenance or related experience
- Demonstrated ability to identify mechanical, electrical, or other malfunctions and provide solutions
- Excellent written, verbal and customer service skills
- Excellent time management skills
- Work indoors approximately 80% of the time and outdoors approximately 20% of the time
- Use olfactory, auditory, and visual senses
- Lift 25 lbs. or more
- Climb up and down stairs and ladders
- Access remote work areas and confined spaces (i.e., crawl spaces, roofs)
- Use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting)
- Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays
- Work overtime as business needs deem appropriate
- Possess computer skills necessary to effectively administer work order programs and building operations
- Successful completion of all required training programs within required timeframes
- Compute basic mathematical equations
Desired Qualifications
- High school diploma or equivalent from an accredited institution preferred
- One or more years of maintenance or related experience preferred
