Job Summary
Ensure vacant units meet quality standards for re-leasing by performing technical and mechanical work to turn apartment homes into market-ready conditions. Complete all necessary repairs and improvements per the community's make-ready checklist, including caulking, sheetrock repair, and touch-up painting. Maintain grounds and common areas by cleaning, pressure-washing, and painting signage while supporting cost-control programs through part replacement rather than new purchases. Document all work on make-ready checklists and comply with safety policies by attending training and reporting incidents. Work flexible schedules including evenings, weekends, and holidays, lifting up to 50 pounds and operating in all weather conditions.
Required Qualifications
- Must be able to stand, walk, and/or sit for extended periods of time
- Must be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
- Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)
- Must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance
- Must be able to work a flexible work schedule, which includes taking 'call' during evenings, weekends and holidays
- Must be able to attend and participate in the community's routine safety meetings
- Must complete required training on OSHA and other safety related laws and requirements
- Must be able to report accidents and incidents promptly and accurately
- Must demonstrate customer service skills by treating residents and others with respect
- Must be able to answer resident questions
- Must be able to respond sensitively to complaints about maintenance services
- Must be able to complete assigned work orders with efficiency and urgency
