MAINTENANCE WORKER II

Job Summary

Conduct routine preventive maintenance on public housing units, municipal buildings, and related mechanical systems across multiple locations. Perform skilled and semi-skilled repairs in carpentry, plumbing, electrical, painting, and concrete finishing, including replacing doors, windows, cabinets, and fixtures. Troubleshoot work orders to determine necessary tasks, materials, and supplies, then order or purchase items against outstanding purchase orders. Maintain accurate records and logs of all work performed and supplies used. Communicate effectively with residents to assess repair needs and minimize future issues. Requires a valid Class C driver's license, ability to lift 25 pounds or more, and experience in various maintenance crafts.

Required Qualifications

  • A high school diploma or its equivalent
  • Two years of experience as a Maintenance Worker I or the performance of related work
  • Must possess and maintain a valid California class C driver's license
  • Satisfactory driving records
  • Knowledge of principles and practices related to the performance of routine to semi-skilled work in various crafts for the construction, maintenance and repair of multi-tenant residential facilities
  • Knowledge of principles and practices related to the maintenance of grounds, plants, trees and other landscaped area
  • Knowledge of principles, equipment and techniques related to the surface preparation and painting of interior and exterior residential surfaces
  • Knowledge of basic electrical repair, basic carpentry and cement work
  • Knowledge of refuse collection and disposal regulations
  • Use and minor maintenance of the hand and power tools and equipment related to the assigned work
  • Knowledge of safety equipment, practices and procedures related to the work, including safe driving practices
  • Skill in performing interior and exterior maintenance tasks effectively, efficiently and in a safe manner
  • Skill in troubleshooting repair and determining the most effective repairs and materials and supplies required
  • Skill in performing maintenance tasks using hand and power tools, equipment and vehicles related to the assigned work
  • Skill in reading and understanding written directions, plans, drawings and instructions and follow oral directions
  • Skill in recognizing and reporting hazardous and potential maintenance problems
  • Skill in maintaining basic records of work performed and supplies and materials used
  • Skill in establishing and maintaining effective working relationships with those contacted in the course of work
  • Skill in communicating effectively with tenants of various ages, genders and ethnic backgrounds
  • Ability to lift, carry and push tools, equipment and supplies weighing 25 pounds or more
  • Ability to work in all weather conditions including wet, hot and cold
  • Ability to climb ladders
  • Ability to use power and noise producing tools and equipment
  • Ability to drive motorized vehicles
  • Ability to work in heavy vehicle traffic conditions
  • Ability to work with constant interruptions

Desired Qualifications

  • Some work experience in performing facility or grounds construction maintenance or repair
