Job Summary

Complete resident work orders efficiently and professionally, ensuring timely, high-quality repairs and maintenance services. Respond promptly to resident maintenance requests, concerns, and emergencies while providing excellent customer service and follow-up communication. Perform general maintenance and repairs including plumbing, electrical, painting, appliance repair, carpentry, and other property maintenance tasks. Conduct routine inspections of buildings, grounds, equipment, and common areas to identify and resolve maintenance or safety concerns. Maintain the overall appearance, cleanliness, safety, and functionality of the property and community spaces. Prepare vacant units for new residents by completing inspections, repairs, and turn activities according to company standards. Maintain pools, spas, and related equipment at applicable properties while ensuring compliance with local certification and safety requirements. Participate in on-call and after-hours emergency maintenance response as scheduled. Maintain inventory levels for tools, equipment, and maintenance supplies while ensuring storage areas remain organized and secure. Follow OSHA guidelines, company safety standards, and preventative maintenance procedures while participating in ongoing safety training and meetings. Coordinate with vendors and contractors as directed to ensure quality work and compliance with company standards. Assist with additional maintenance, operational, and property improvement projects as needed to support community goals.

Required Qualifications

  • A minimum of 1 year of maintenance experience, including HVAC, plumbing, and electrical
  • High school graduate or equivalent
  • Must be able to lift and move items weighing 50 pounds or more
  • Must be able to work in varying weather conditions
  • Must be able to work in moderate noise levels
  • Must be able to work near mechanical equipment
  • Must be able to work at elevated heights
  • Must be able to work around fumes and chemicals
  • Must be able to maintain a professional appearance
  • Must be able to maintain positive working relationships with residents, team members, and vendors
  • Must be able to communicate regularly with maintenance leadership and property management
  • Must be able to coordinate with vendors and contractors
  • Must be able to follow OSHA guidelines
  • Must be able to participate in ongoing safety training and meetings

Desired Qualifications

  • EPA type I and above certification preferred
  • Pool maintenance certification, if required by local regulation preferred
  • Carbon Literacy Certification or willingness to undertake training
  • Strong interpersonal and communication skills, including the ability to build and maintain quality relationships
  • Be proficient in working with technology and adaptable to online systems
