Maintenance Technician

Job Summary

Required Qualifications

• •A minimum of 1 year of maintenance experience, including HVAC, plumbing, and electrical
• •High school graduate or equivalent
• •Must be able to lift and move items weighing 50 pounds or more
• •Must be able to work in varying weather conditions
• •Must be able to work in moderate noise levels
• •Must be able to work near mechanical equipment
• •Must be able to work at elevated heights
• •Must be able to work around fumes and chemicals
• •Must be able to maintain a professional appearance
• •Must be able to maintain positive working relationships with residents, team members, and vendors
• •Must be able to communicate regularly with maintenance leadership and property management
• •Must be able to coordinate with vendors and contractors
• •Must be able to follow OSHA guidelines
• •Must be able to participate in ongoing safety training and meetings
• •Must be able to maintain inventory levels for tools, equipment, and maintenance supplies
• •Must be able to ensure storage areas remain organized and secure
• •Must be able to perform general maintenance and repairs including plumbing, electrical, painting, appliance repair, carpentry, and other property maintenance tasks
• •Must be able to conduct routine inspections of buildings, grounds, equipment, and common areas
• •Must be able to maintain the overall appearance, cleanliness, safety, and functionality of the property and community spaces
• •Must be able to prepare vacant units for new residents by completing inspections, repairs, and turn activities according to company standards
• •Must be able to maintain pools, spas, and related equipment at applicable properties while ensuring compliance with local certification and safety requirements
• •Must be able to participate in on-call and after-hours emergency maintenance response as scheduled
• •Must be able to respond promptly to resident maintenance requests, concerns, and emergencies while providing excellent customer service and follow-up communication
• •Must be able to complete resident work orders efficiently and professionally, ensuring timely, high-quality repairs and maintenance services
• •Must be able to act as a key liaison between residents and management
• •Must be able to provide exceptional service
• •Must be able to maintain the community's value by conducting thorough assessments and performing necessary repairs
• •Must be able to deliver a high-quality living experience for residents
• •Must be able to uphold the standards of the property
• •Must be able to ensure the safety and upkeep of the entire property
• •Must be able to work onsite

Desired Qualifications

• •EPA type I and above certification preferred
• •Pool maintenance certification, if required by local regulation preferred
• •Carbon Literacy Certification or willingness to undertake training
• •Strong interpersonal and communication skills, including the ability to build and maintain quality relationships
• •Be proficient in working with technology and adaptable to online systems
