Job Summary
Inspect property and equipment daily to determine service needs and extent of repairs. Respond to service requests on a first-in, first-out basis and handle emergency calls 24/7 with rotating on-call duties. Implement and supervise the preventative maintenance program, including HVAC filters, fire detectors, and gutter cleaning. Troubleshoot and diagnose heating, air conditioning, plumbing, electrical, and carpentry issues. Document all work, parts used, and time spent while maintaining records of labor and material costs. Purchase and manage inventory of supplies, machinery, and furniture. Assist with apartment turnovers and direct contracted projects to verify specification adherence. Communicate daily with the Property Manager regarding objectives, suppliers, and vendors. Keep the maintenance shop organized and maintain tools and equipment in satisfactory condition.
Required Qualifications
- High School Diploma or equivalent
- 1-2 years' relevant experience in apartment maintenance, multi community, hotel/motel, facilities management, construction or handyman
- Must possess a valid Driver's License

- current auto insurance coverage
- Proficiency of the English language
- ability to understand and communicate effectively with other employees, customers and vendors who only speak English as necessary to perform essential job duties
