Maintenance Technician University Gardens

Job Summary

Complete maintenance work orders for residential and commercial properties, performing carpentry, plumbing, electrical, and minor appliance repairs. Operate machinery including saws, drills, and routers while clearing clogged fixtures, replacing doors, and maintaining lawn areas. Notify management of hazards and defects, then inspect buildings and grounds to ensure safe conditions. Maintain tool inventory, complete daily timesheets, and participate in a 24-hour emergency on-call rotation for evening and weekend service. Report to site office during scheduled hours with reliable transportation.

Required Qualifications

  • Completion of high school/GED
  • Two years related maintenance work experience
  • Understanding of methods, techniques, materials, tools, and equipment used in maintenance, repair, and electrical work
  • Ability to use required tools and equipment skillfully and safely
  • Thorough knowledge of proper safety techniques, occupational hazards and procedures while using chemicals, power tools, hand tools and equipment
  • Knowledge of MDI emergency procedures
  • Knowledge of proper lifting techniques
  • Ability to perform work independently and prioritize work assignments
  • Ability to read, understand and follow oral and written directions, instructions, regulations, or procedures
  • Reliable transportation
  • Valid driver's license
  • Must maintain a professional and courteous manner with residents, visitors, contractors, and employees
  • Ability to manage interpersonal conflict situations requiring tact, diplomacy, and discretion
  • Ability to interact and communicate effectively in a tactful and courteous manner with a variety of people, including residents, visitor, contractors, employees, and the general public
  • Must be able to lift 20 pounds
  • Must be able to lift 100 pounds occasionally
  • Must be available to work daily scheduled hours
  • Required to participate in the 24-hour emergency maintenance On-Call rotation
  • Must have the necessary skills and provide basic hand tools to effectively complete daily tasks
  • Ability to operate a variety of machinery, equipment and tools including saws, router, drills, sanders, planers, drill presses and various hand tools
  • Ability to ignite pilot lights for gas furnaces and water heaters
  • Ability to replace garbage disposals and dishwashers
  • Ability to replace light fixture ballasts
  • General knowledge of gas and electrical stoves
  • Ability to clear clogged sinks
  • Ability to clear toilets
  • Ability to repair/replace toilets
  • Ability to repair/replace faucets
  • Ability to rake, blow, pick up leaves
  • Ability to keep common areas free of debris
  • Ability to clear roof gutters of leaves
  • Ability to cut and haul off brush and tree limbs
  • Ability to replace doors
  • Ability to repair drywall holes
  • Ability to hang blinds
  • Ability to replace ceiling tile
  • Ability to spot paint or fully paint apartments
  • Ability to clean laundry (dryer) vents
  • Ability to replace old caulking/grout
  • Ability to repair window/door screens
  • Ability to fill nail holes
  • Ability to stain woodwork
  • Ability to install deadbolts
  • Ability to replace doorknobs
  • Ability to follow established company policies and those outlined in the Employee Handbook
  • Ability to accurately complete daily payroll timesheets and work orders and submit to Property Manager
  • Ability to maintain accurate mileage reimbursement logs, as applicable
  • Ability to wear proper protective equipment while performing job duties
  • Ability to Abide safety standards that comply with all company, local, City, State, and Federal guidelines
