Maintenance Technician - The Whitney & Sussex Downs

Job Summary
Conduct comprehensive maintenance of the physical plant, including electrical repairs, plumbing work, painting, carpentry, and grounds policing. Perform scheduled inspections of units and common areas, executing repairs and janitorial assistance as needed. Manage stock control of materials, organize workshop storage, and train other staff members. Participate in standby emergency coverage for evenings, weekends, and holidays while assisting the resident manager with apartment inspections and pre-occupancy refurbishments. Maintain knowledge of utility cutoffs, contracts, and suppliers to ensure safe, efficient operations across all properties.
Required Qualifications
- High school diploma or general education degree (GED)
- Prior maintenance experience or experience in related field
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals
- Ability to write routine reports and correspondence
- Must be able to read and write English
- Must show basic understanding of math
- Must have a valid driver's license and be insurable
- Must be able to climb stairs and ladders and reach heights of 8 feet with the aid of a ladder
- No fear of heights (24 feet or more)
- Must be able to lift and/or move up to 100 pounds
- Close vision

- Ability to adjust focus
- Willingness to pitch in and work in areas other than strictly repair maintenance; i.e. janitorial, custodial, gardening, etc.
