Job Summary
Diagnose defects and complete repairs on building systems, grounds, and amenities per resident requests and preventative schedules. Execute the "make-ready" process for vacant units by inspecting properties, creating punch lists, scheduling vendors, and managing materials. Maintain inventory by tracking usage and re-ordering supplies while documenting all service requests accurately. Perform general cleaning tasks including trash removal, pressure-washing, and painting curbs. Comply with safety protocols by attending training, reporting incidents, and inspecting contractor work. Support cost-control initiatives by repairing rather than replacing parts. Work Tuesday through Saturday from 9am to 6pm, with occasional evening, weekend, and holiday calls. Requires EPA Type I, II, and Universal refrigerant certifications, a valid driver's license, and 1-2 years of maintenance experience.
Required Qualifications
- 1-2 years of Maintenance experience
- EPA certifications Type 1 and II or Universal for refrigerant recycling
- all certifications as required by State and Local jurisdictions
- valid driver's license to operate a golf cart on property depending on the property size, if applicable
- Incumbents must be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
- Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)
- Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance
- Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position
- Incumbents must be able to work a flexible work schedule, which includes taking 'call' during evenings, weekends and holidays
