Job Summary
Complete assigned work orders for resident service requests within 24 to 48 hours by diagnosing defects and performing repairs according to safety standards and code requirements. Execute the "make-ready" process for vacant apartments by conducting pre-move-out inspections, creating punch lists, scheduling vendors, and verifying contractor work meets quality specifications. Manage maintenance shop inventory by tracking supplies, returning unused items, and notifying supervisors of re-ordering needs while supporting cost-cutting programs through part repair rather than replacement. Maintain accurate documentation for all service requests and participate in routine safety meetings and OSHA training to comply with risk-management policies.
Required Qualifications
- High School Diploma or GED Equivalent
- Current Valid Driver's License
- EPA certifications Type I and II or Universal for refrigerant recycling
- All certifications required by State and Local jurisdictions
- Must be available to work on weekends when scheduled
- Must be able to perform the essential job functions unaccompanied
- Must be able to push, pull, lift, carry, or maneuver weights up to 50 pounds independently
- Must be able to push, pull, lift, carry, or maneuver weights up to 150 pounds with assistance
- Must be able to stand, walk, reach with hands and arms, climb, stoop, and squat
- Must be able to sit and perform keyboard work
- Must be able to work a flexible work schedule which includes taking calls evenings, weekends, and holidays

- 1-3 years of apartment maintenance experience or equivalent
