Job Summary
Respond to work orders, resident requests, and concerns while performing basic electrical repairs, light plumbing, carpentry, painting, and appliance fixes. Clear stoppages, replace fittings, fit doors, free windows, and handle exterior and interior painting. Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks. Assist in custodial and grounds work, including sweeping, mopping, vacuuming, and cleaning windows in common areas. Conduct periodic inspections of units, buildings, and common areas, ensuring storage areas are locked and lighting is adequate. Complete make-ready processes for vacant apartments and assist with move-in and move-out inspections. Maintain accurate records of preventive maintenance, work orders, inventories, and purchase orders. Operate within OSHA standards and company safety policies while working evenings, weekends, and holidays as required.
Required Qualifications
- 1 year minimum maintenance work experience
- experience in a related field
- High School Diploma
- training or experience in carpentry
- training or experience in light plumbing work
- training or experience in light electrical work
- training or experience in painting
- training or experience in refurbishing
- training or experience in cleaning
- training or experience in air-conditioning
- Valid Driver's License
- acceptable driving record
- Willingness to pitch in and work in areas other than strictly repair maintenance
- Must be personable and trustworthy
- ability to work well with residents and co-workers
- ability to perform work in a safety conscious manner
- ability to read, speak and comprehend work instructions and safety notices in the English language
- Must be able to work evenings, weekends and holidays if required for emergency, on-call or scheduled shifts
