Job Summary
Conduct thorough repairs and complete service requests for assigned apartment communities while adhering to safety and hazard communications programs. Perform scheduled preventative maintenance on HVAC, plumbing, electrical, and other systems based on manufacturer recommendations. Assist the Maintenance Supervisor with inventory monitoring, budget adherence, and the move-in/move-out process. Participate in on-call rotation for emergency services and manage grounds, pool chemical logs, and exterior cleanup. Maintain accurate records, ensure community curb appeal, and resolve resident complaints professionally. Must live within 30 miles of the property, have reliable transportation, and work weekends and holidays.
Required Qualifications
- High school diploma or equivalent
- At least one year maintenance experience
- Must live within 30 miles of the assigned property
- Must have reliable transportation
- Must be able to accommodate a rotating on-call schedule
- Ability to work a varied schedule including weekends and holidays
- Ability to troubleshoot and repair HVAC, plumbing, electrical, appliances and all other systems at community
- Other licenses and certifications as required by local, state or federal law
- Ability to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
- Ability to transport or move up to 50 pounds variable distances
- Use of ladders to access heights in excess of eight to nine feet
- The ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit
- Ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees
- Frequent bending and/or stooping to access equipment and machinery necessary when assisting with or performing tasks
- Maintenance Technicians are expected to provide their own hand tools needed for their position
Desired Qualifications
- EPA certification Type I and II preferred
