Maintenance Technician

Job Summary

Perform general building repairs, routine property maintenance, and make-ready turnover for vacant units across the Philadelphia portfolio. Troubleshoot and complete basic plumbing, electrical, and HVAC issues while diagnosing faults in fixtures, outlets, and lighting systems. Repair, replace, and install residential appliances as needed, utilizing smartphone applications to document work orders and update property management. Conduct scheduled preventative maintenance inspections to identify potential issues and maintain common areas including hallways, lobbies, and recreational spaces. Assist with property upkeep tasks such as trash removal, carpet cleaning, and exterior power washing. Work Monday through Friday from 8:00 AM to 4:30 PM with availability to participate in an after-hours on-call rotation and work overtime when required.

Required Qualifications

  • High school diploma or GED
  • Hands-on knowledge of building maintenance, including HVAC, plumbing, electrical, carpentry, and general repair work
  • Ability to independently troubleshoot maintenance issues and determine appropriate corrective action
  • Availability to participate in an after-hours on-call rotation and work overtime when required
  • Valid driver's license and reliable transportation
  • Ability to safely operate tools and equipment while following established safety procedures
  • Ability to work Monday through Friday from 8:00 AM to 4:30 PM, with additional on-call responsibilities
  • Ability to stand and walk for extended periods throughout the workday
  • Ability to frequently bend, kneel, crouch, push, climb stairs, and use both hands and arms to complete maintenance tasks
  • Ability to perform overhead work and lift up to 50 pounds without assistance

Desired Qualifications

  • Previous residential, multifamily, commercial, or facilities maintenance experience
  • Experience troubleshooting HVAC, plumbing, electrical, appliances, and other building systems
  • Strong problem-solving skills with the ability to work effectively with limited supervision
  • Professional communication and customer-service skills when working in an occupied residential environment
  • Comfortable using smartphone applications and technology associated with maintenance requests and work orders
