Job Summary

Conduct general maintenance and custodial duties for property interiors and exteriors, including sweeping, mopping, vacuuming, dusting, and trash removal. Execute grounds work such as power washing, blowing parking areas, and basic landscaping like trimming and pruning. Operate equipment safely including power washers, blowers, floor scrubbers, and golf carts while assisting in pool maintenance and make-ready unit preparation. Ensure prompt response to emergency on-call and after-hours assignments, completing work orders within 24-48 hours and updating records. Perform repairs to maintain community aesthetics and structural integrity while ensuring compliance with OSHA and environmental regulations. Report supply needs and maintain shop organization. This site-based role requires flexibility for weekdays, nights, and weekends, with exposure to elements and potential heights.

Required Qualifications

  • High school diploma or GED
  • At least 1 year of experience in maintenance or related field
  • General knowledge in a variety of skilled trades including construction/installation, repair, and maintenance, drywall, basic carpentry, and make-ready
  • Ability to work efficiently and meet deadlines
  • Good organizational skills and attention to detail
  • Must be able to walk, stand, climb stairs or ladders and access various areas of the property
  • Must be able to push or pull items and reach overhead
  • Must be able to bend, stoop or kneel
  • Must have dexterity of hands and fingers and ability to grasp tools
  • Must be able to see to identify plants, weeds and pests and read computer screens
  • Must be able to hear and understand verbal communications in person and over the phone or computer
  • Must be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms
  • Must be able to operate various maintenance tools such as power washer, trimmers, blowers and floor scrubbers
  • Must be able to operate a computer, keyboard, mouse and other office equipment
  • Must be able to lift or carry items weighing up to 50 pounds
  • Must be able to operate safely the following equipment, power washer, backpack blower, floor scrubbers, carpet cleaner and sweepers, and golf carts
  • Must be able to assist in pool maintenance and understand basic pool care (chemicals reading, making chemical adjustments, backwashing, pool cleaning, etc.)
  • Must be able to ensure prompt response to emergency on-call and after-hours maintenance assignments
  • Must be able to complete work orders and maintenance tasks within 24-48 hours, updating records in the computer system
  • Must be able to perform repairs to maintain the community's aesthetics and structural integrity
  • Must be able to ensure compliance with company and regulatory policies, including OSHA regulations and safety/environmental laws
  • Must be able to report supply needs to Maintenance Manager and/or Community Manager and maintain shop organization
  • Must be able to work in confined spaces, heights and potentially hazardous areas
  • Must be able to work a flexible schedule including weekdays, nights, and weekends (including Saturdays and Sundays) as needed to meet business needs
  • Must be able to pass a background check as local and federal state requires
  • Must have a valid driver's license

Desired Qualifications

  • High school diploma or GED – Preferred
  • At least 1 year of experience in maintenance or related field, preferred
  • A valid driver's license is preferred; candidates without a license will be provided a liability waiver, as applicable
