Job Summary
Diagnose and perform preventative maintenance and repairs on HVAC systems, electrical and plumbing, appliances, and roofing. Accept and enter work order requests from residents, inspect property conditions, and immediately correct unsafe issues. Coordinate make-ready repairs, manage spare parts inventory, and handle maintenance-related resident problems. Assist with grounds maintenance, snow removal, and transporting tools between departments. Arrive at the site within 30 minutes if not living on-site.
Required Qualifications
- High school diploma or equivalent
- Ability to read and write English correctly and fluently
- Ability to accurately perform basic to intermediate mathematical functions
- Technical certification a plus
- Minimum of 1-2 year's previous experience in property management maintenance, other building maintenance or related trade
- Ability to diagnose problems with and repair major appliances
- Ability to diagnose problems with and repair HVAC
- Ability to diagnose problems with and repair basic - intermediate plumbing (when no license required)
- Ability to diagnose problems with and repair basic - intermediate electrical (when no license required)
- Ability to diagnose problems with and repair Sheetrock
- Ability to diagnose problems with and repair general carpentry
- Ability to diagnose problems with and repair pool care (if required by property)
- Ability to diagnose problems with and repair gutters
- Ability to diagnose problems with and repair wallpaper/painting
- Ability to deal well with people and get them to feel comfortable quickly
- Basic computer skills, specifically knowledge of Microsoft Office products
- Good verbal and written communication skills
- Strong customer service orientation
- Ability to arrive at the site within 30 minutes if not living on site
- EPA certifications for refrigerant recycling and at a minimum, Type I & II certifications
- Valid Driver's License and insurance
- Black Seal – if required by property
- CPO – Certified Pool Operator Certification – if required by property
- Other licenses and certifications as required by state or local laws
- Must be punctual and reliable
