Job Summary
Diagnose and perform minor and routine maintenance/repair in a timely manner, completing all service requests daily and documenting work performed by end of day. Inspect vacated apartments to complete make-ready checklists, ensuring units are trashed-out within 24 hours of move-out and restoring properties to market-ready status. Perform building and common area upkeep daily, including exterior inspections, grounds maintenance, and preventative maintenance, while ordering parts and managing inventory. Coordinate maintenance objectives with the On-site Manager daily and perform effective after-hours emergency maintenance as required.
Required Qualifications
- High school diploma or general education degree (GED)
- Must have valid driver's license and valid liability insurance
- Must be able to lift and/or move up to 25 pounds
- Must be able to move more than 50 pounds on rare occasions
- Must have close vision
- Must have distance vision
- Must have color vision
- Must have peripheral vision
- Must have depth perception
- Must have the ability to adjust focus
- Must be able to read and interpret documents such as emails, utility billings, financial documents, instructional documents, rental agreements, and procedure manuals
- Must be able to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages
- Must be able to add and subtract numbers and to multiply and divide with 10's and 100's
- Must be able to perform these operations using units of American money and weight measurement, volume, and distance
- Must be able to stand
- Must be able to use hands to handle or feel and reach with hands and arms
- Must be able to walk, climb, or balance
- Must be able to talk or hear
- Must be able to sit
- Must be able to stoop, kneel, and/or crouch
- Must be able to perform each essential duty satisfactorily
Desired Qualifications
- Two years related experience in property management/training preferred
- or equivalent combination of education and experience
- Proficient in MS Office, particularly email (both the desktop version and web based), word, and excel
- knowledge of office management systems and procedures
