Job Summary
Diagnose and perform minor and routine maintenance repairs, completing service requests daily and documenting all work by end of day. Coordinate exterior property upkeep, building common areas, and make-ready inspections to restore vacant apartments to market standards within 24 hours of move-out. Manage inventory, order parts, and oversee preventative maintenance while obtaining bids and negotiating with vendors. Perform effective emergency maintenance as required and report on all work according to safety standards. Assist the Assistant Manager in collecting delinquent rents and complete special projects as assigned by the On-site manager.
Required Qualifications
- High school diploma or general education degree (GED)
- Must have valid driver's license and valid liability insurance
- Must be able to lift and/or move up to 25 pounds
- Must be able to move more than 50 pounds on rare occasions
- Must have close vision
- Must have distance vision
- Must have color vision
- Must have peripheral vision
- Must have depth perception
- Must have the ability to adjust focus
- Must be able to read and interpret documents such as emails, utility billings, financial documents, instructional documents, rental agreements, and procedure manuals
- Must be able to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages
- Must be able to add and subtract numbers and to multiply and divide with 10's and 100's
- Must be able to perform these operations using units of American money and weight measurement, volume, and distance
- Must be able to stand
- Must be able to use hands to handle or feel and reach with hands and arms
- Must be able to walk, climb, or balance
- Must be able to talk or hear
- Must be able to sit
- Must be able to stoop, kneel, and/or crouch
- Must be able to perform each essential duty satisfactorily
Desired Qualifications
- Two years related experience in property management/training preferred
- or equivalent combination of education and experience
- Proficient in MS Office, particularly email (both the desktop version and web based), word, and excel
- knowledge of office management systems and procedures
