Job Summary

Execute maintenance requests by diagnosing problems, repairing faulty parts, and ensuring timely service completion. Conduct regular inspections of grounds, buildings, plumbing, electrical fixtures, and appliances to identify structural cracks, excessive wear, or malfunctioning equipment. Assist the Maintenance Supervisor on special projects including preventative maintenance of building components and mechanicals. Respond quickly to emergencies, notify appropriate personnel, and follow safety protocols while performing snow removal as required. Operate a variety of equipment and small hand tools to handle tasks ranging from paint and appliance repair to lock checks and light bulb replacements. Work a rotating on-call schedule with a minimum of three years' experience in residential property management.

Required Qualifications

  • Must be able to work a rotating on call schedule
  • Basic understanding of HVAC, electrical, plumbing and other systems
  • Working knowledge and experience in general apartment maintenance and repair
  • Strong understanding or related experience to ensure the ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failure
  • Experienced in operating a variety of equipment's and small hand tools
  • Working knowledge of repair to common appliances and devices
  • Outstanding written and verbal communication skills
  • High school diploma, GED or Equivalent
  • This position requires the ability to read and write English fluently
  • accurately perform intermediate mathematical functions
  • understand and perform all on-site resident management software functions
  • A minimum of three years' experience as a residential property management maintenance technician
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form
  • Must be able to speak to tenants
  • maintain good working relations with other staff members, tenants, and supervisor
  • any contract laborers working on the property
  • Must be capable of physically accessing all exterior and interior parts of the property
  • push, pull, lift, carry or maneuver weights of up to 50lbs. independently
  • 100 lbs. with assistance
