Maintenance Technician

Job Summary
Complete service requests and repairs thoroughly, adhering to manufacturer recommendations and safety standards. Maintain preventative maintenance schedules, monitor inventory levels, and perform scheduled equipment upkeep for HVAC, plumbing, and electrical systems. Inspect grounds and buildings to minimize liability, manage chemical logs for pools, and assist with move-in/move-out processes and turn events. Participate in on-call rotations for emergency services and resolve resident complaints professionally. Must live within 30 miles of the property, hold EPA Type I and II certification, and possess reliable transportation. Ability to work varied schedules including weekends and holidays, and handle physical demands such as moving 50 pounds, climbing ladders, and working in extreme temperatures.
Required Qualifications
- High school diploma or equivalent
- At least one year maintenance experience
- Must live within 30 miles of the assigned property
- Must have reliable transportation
- Must be able to accommodate a rotating on-call schedule
- Ability to work a varied schedule including weekends and holidays
- Ability to troubleshoot and repair HVAC, plumbing, electrical, appliances and all other systems at community
- Other licenses and certifications as required by local, state or federal law
- Ability to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
- Ability to transport or move up to 50 pounds variable distances
- Use of ladders to access heights in excess of eight to nine feet
- The ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit
- Ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees
- Frequent bending and/or stooping to access equipment and machinery necessary when assisting with or performing tasks
- Maintenance Technicians are expected to provide their own hand tools needed for their position
Desired Qualifications
- EPA certification Type I and II preferred
