Job Summary
Maintain vacant apartments for occupancy by completing the readying process within five days and ensuring contractor work is cost-effective. Walk the property daily to remove rubbish, note safety hazards, and maintain grounds and common areas to standards. Perform preventive maintenance, change A/C filters quarterly, and ensure all equipment operates safely. Assist the site manager with eviction proceedings, budget processes, and unit inspections while managing maintenance inventory and SDS sheets. Address resident requests professionally and support marketing efforts by ensuring property standards and energy conservation. Work 24 hours a week as a part-time role requiring general knowledge of HVAC, plumbing, and electrical work.
Required Qualifications
- Completed high school or trade school equivalent
- 2-3 years maintenance experience
- General knowledge of HVAC, carpentry, plumbing, and electrical work
- Ability to read and comprehend simple instructions, short correspondence, and memos
- Ability to write simple correspondence
- Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization
- Must know to use and how to use safety devices, including safety belts and glasses and lock-out systems
- Must attend required training
- Must be able to regularly stand
- Must be able to regularly walk
- Must be able to use hands to finger, handle, or feel objects, tools, or controls
- Must be able to frequently reach with hands and arms
- Must be able to climb or balance
