Job Summary
Conduct 24/7 emergency maintenance support across electrical, plumbing, carpentry, and landscaping systems while performing skilled repairs on appliances, fixtures, and structural framing. Prepare vacant units for re-occupancy through turnovers, painting, flooring replacement, and fixture installation. Maintain landscaping and irrigation systems, ensure adequate lighting and clean common areas, and coordinate with contractors for bidding, scheduling, and monitoring. Coach and train junior groundskeeper staff, complete preventive maintenance schedules, manage work order documentation, and control inventory. Assist Community Manager with move-ins, move-outs, annual inspections, and procurement. Participate in a rotating on-call schedule covering seven consecutive days including evenings, weekends, and holidays. Bilingual in English and Spanish required.
Required Qualifications
- High school diploma or GED
- Three years of experience in maintenance, landscaping, and irrigation systems
- Extensive plumbing knowledge
- Experience in electrical repairs to appliances, circuits, and fixtures
- Rough and finish carpentry experience
- Ability to perform structural and cosmetic repairs
- Basic knowledge of OSHA safety regulations
- Knowledge of landscape maintenance practices
- Strong coaching and training abilities
- Good written and verbal communication skills
- Basic computer skills for work order management and documentation
- Valid California driver's license
- Reliable transportation
- Current auto insurance
- Physical ability to lift up to 50 pounds regularly
- Ability to work in all weather conditions
- Ability to perform tasks requiring standing, bending, climbing, and working in confined spaces
- Bilingual in English and Spanish
