Job Summary
Conduct routine maintenance on rental units, including painting, light plumbing, and electrical repairs. Manage grounds keeping duties such as mowing, trimming, and treating for weeds. Perform water testing and maintenance for well systems, sewers, and meters. Maintain the community pool by cleaning and adjusting chemical levels. Respond to on-call maintenance emergencies after hours and assist with snow removal as required. Distribute resident communications and keep the maintenance shop neat and safe. Purchase materials with manager permission and perform other assigned tasks. Requires two years of relevant experience, valid driver's license, and ability to lift 50 pounds. Flexible schedule including evenings and weekends.
Required Qualifications
- High school diploma or GED
- Valid drivers license
- Must be able to lift and carry at least 50 pounds and negotiate stairs and ladders easily
- Punctual and reliable
- Demonstrated knowledge of and broad experience in general maintenance techniques and repair work
- Demonstrate strong oral and written communication skills
- Must possess a positive attitude and the ability to smile under all circumstances
- Participate in training in order to comply with new or existing laws
- Ability to work a flexible schedule, including evenings and weekends (on call as needed)
- Two (2) years' experience in previous relevant field
- Proficient skills in operating various hand tools, power equipment and commercial machinery
- Neat, clean, professional at all times throughout the workday and/or whenever present at the community
- Comply with expectations as demonstrated in the employee handbook
- Possess expertise and certification in one or more functional areas such as HVAC, electrical work, plumbing, etc
- Are able and willing to work side by side with other Maintenance Technicians on any and all tasks
- A good steward of the company's assets – equipment, tools, supplies, etc
- Demonstrate to our residents that we care deeply about presenting the most aesthetically pleasing and well maintained community possible
