Job Summary
Conduct routine maintenance on plumbing, electrical, HVAC systems, and appliances while performing regular property inspections to ensure safety compliance. Respond promptly to resident requests and patrol grounds to remove debris, manage cleanliness in common areas, and execute landscaping duties including snow shoveling. Perform preventive maintenance tasks, coordinate contractor scheduling for unit turnarounds, and complete unit inspections for new residents. Maintain accurate records of all activities and participate in on-call rotations for emergency repairs outside business hours. Assist with pest control and prepare vacant units for occupancy with a 3-to-5-day turnaround.
Required Qualifications
- Highschool diploma or equivalent
- Certified Pool Operator (CPO) License
- Willingness to obtain a CPO through on-the-job training
- Knowledge of plumbing, electrical systems, heating, ventilation, air conditioning (HVAC) systems, and appliance repair
- Familiarity with safety regulations and protocols related to maintenance work
- Excellent and professional attitude towards resident care
- Strong problem-solving skills and attention to detail
- Flexibility to work on-call shifts and respond to maintenance emergencies outside of regular business hours

- Working off ladders up to 20 ft off the ground
- Working off stepladders up to 10 feet inside apartments
- Work under sinks and around appliances by bending own or lying on your back
- Moving appliances including refrigerators, washers, dryers and ranges
- Lifting and carrying up to 80 pounds
- Bending over appliances or mechanical equipment for repairs or cleaning
- Walking and/or standing for an entire workday
- Climbing flights of stairs to access work on higher floors
- Assembling small parts in appliances, mechanical equipment, plumbing, and electrical fixtures
- Reading repair instructions
- Logging or describing in writing work hours, repairs made and or materials used
- Working in inclement weather
- Operating hand and power tools
Desired Qualifications
- Previous experience in property maintenance or related field
