Maintenance Technician - Las Brisas

Job Summary
Complete assigned work orders from resident requests and perform preventative maintenance by diagnosing defects and executing repairs per safety standards. Execute the "make-ready" process for vacant units, including pre-move-out inspections, punch lists, vendor scheduling, and supply acquisition. Manage maintenance inventory by tracking usage, returning unused items, and notifying supervisors for re-orders. Document all service requests accurately and assist with grounds maintenance, such as trash removal, pressure washing, and painting. Comply with safety policies by attending training, reporting incidents, and verifying contractor work quality.
Required Qualifications
- 1-2 years of Maintenance experience
- Experience with Basic plumbing
- Experience with electric
- Experience with painting
- EPA certifications Type 1 and II or Universal for refrigerant recycling
- All certifications as required by State and Local jurisdictions
- Valid driver's license
- Weekend Availability
- On call availability
- Ability to stand, walk, and/or sit for extended periods of time
- Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
- Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)
- Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance
- Ability to take 'call' during evenings, weekends and holidays
- Ability to attend and participate in the property's routine safety meetings
- Ability to complete required training on OSHA and other safety related laws and requirements
- Ability to report accidents and incidents promptly and accurately
