Maintenance Technician - LAK/LA2

Job Summary

Respond to and complete service requests, coordinate task prioritization, and perform preventative maintenance on community equipment. Diagnose and repair electrical, plumbing, and structural issues, including tile work, carpentry, and make-ready preparations for vacant apartments. Maintain community appearance by replacing lightbulbs, removing trash, and painting, while accurately logging all work in the Onesite software. Assist with groundskeeping, pool maintenance, and apartment inspections, adhering to strict safety standards and OSHA protocols. Work flexible hours including weekends and rotate on-call duties to support business needs across multiple communities.

Required Qualifications

  • High school diploma
  • 6-month minimum maintenance experience
  • Must be able to travel to and from supply stores, other communities, and other off-site locations without advance notice
  • Must have a valid driver's license if driving a golf cart (if one is onsite)
  • Must be able to complete all required training within thirty (30) days of hire date
  • Must be able to work any shift Sunday-Saturday to support the company's business needs
  • Must be willing to work flexible hours including weekends for on-call or other duties as needed
  • Must share 24-hour on call phone on a rotation basis
  • Must diagnose problems and make repairs in areas such as electrical, plumbing, exterior, and appliance
  • Experience in tub replacement as well as countertop and other interior upgrade installation
  • Ability to perform daily work orders as well as apartment unit turns in a timely manner
  • Read, understand, and follow instructions contained in handwritten/printed service requests, provide handwritten/typed responses to same, and complete handwritten/typed reports in accordance with company procedures
  • Must have excellent computer skills and have industry software experience

  • Willingness and ability to utilize tablet/mobile devices and software efficiently
  • Requires bending or twisting daily

Desired Qualifications

  • High school diploma preferred
  • Certification from accredited trade school
  • Certified Apartment Maintenance Technician (CAMT) is preferred but not required
  • EPA Type I, Type II or Universal certification strongly preferred
  • preferably in the field of residential community management
