Job Summary
Perform routine maintenance and repair on building interior and exterior mechanical systems, including HVAC, plumbing, electrical, carpentry, and flooring. Respond to emergency maintenance requests and minor repair work orders, while contacting vendors for issues outside your scope. Routinely inspect common areas and building equipment to ensure proper performance, clean conditions, and safety compliance. Maintain records of scheduled maintenance and complete all required forms using the work order system. Adhere to safety standards and physical demands, including lifting up to 30 pounds and working at heights.
Required Qualifications
- Minimum two (2) years general experience in building trades, repair and replacement maintenance or handy-work
- Must have the ability to react and address all emergency situations in a timely manner (within 30 minutes)
- Effective written and verbal communication skills
- The ability to walk throughout the majority of their shift
- The ability to sit, stand, reach, lift, bend, kneel, stoop, climb, push and pull items weighing 30 pounds or less
- Manual dexterity
- Auditory and visual skills
- The ability to follow written and oral instructions and procedures
- The ability to climb stairs
- The ability to climb ladders
- The ability to work at heights above ground
- The ability to detect auditory and/or visual emergency alarms
Desired Qualifications
- HVAC certifications preferred but not required
