Maintenance Technician

Job Summary
Perform regular maintenance on HVAC, plumbing, and electrical systems while responding to member requests for repairs in a timely manner. Conduct routine inspections of member and back-of-house areas to identify issues, documenting all activities and equipment repairs accurately. Create and update maintenance schedules, manage supply inventories, and report leaks or broken equipment via Work Order Tickets. Follow safety protocols and emergency response procedures, including fire alarm system operations, while addressing violations of community rules. Maintain grounds and common areas to ensure aesthetic appeal, disposing of debris and addressing energy efficiency opportunities as directed.
Required Qualifications
- Ability to quickly and easily navigate the property/building as required, meeting the job functions.
- Must have the ability to react and address all emergency situations in a timely manner.
- Effective written and verbal communication skills.
- Ability to lift, bend, kneel, stoop, climb, push and pull items weighing 30 pounds or less.
- Manual dexterity.
- Auditory and visual skills.
- Ability to follow written and oral instructions and procedures.
- Experience in cleaning and maintaining equipment.
- Ability to diagnose and complete basic property repairs.
- Pleasant personality.
- Enjoyment of seeing details and the needs of residents.
- Familiarity with fire alarm system operations.
Desired Qualifications
- Ability to identify and address maintenance issues through routine inspections.
- Ability to create and update maintenance schedules to ensure all equipment and systems are functioning properly.
- Ability to maintain an inventory of supplies and equipment needed for repairs and maintenance tasks.
- Ability to identify opportunities to improve energy efficiency and reduce costs by making recommendations to management.
- Ability to communicate with other members of the team to ensure member satisfaction and minimize disruption to building operations.
- Ability to attend training sessions or meetings to stay up-to-date on new equipment or maintenance practices.
- Ability to perform casual labor, such as walking the grounds and community inspecting walkway etc, as directed by the Facilities Director/Maintenance Supervisor.
- Ability to write reports of daily activities and irregularities, such as equipment or property damage, theft, presence of unauthorized persons, or unusual occurrences.
- Ability to respond to emergency maintenance requests as required and contact Facilities Director/Maintenance Supervisor.
