Job Summary
Handle multiple residential service requests daily, responding to resident needs for HVAC, electrical, plumbing, and appliance repair by troubleshooting and restoring service within established standards. Escalate complex issues to supervisors or outside contractors as necessary while participating in all maintenance projects and preparing vacant units for market-ready status through turn-over repairs. Perform preventive maintenance on all property systems, conduct general repairs on grounds and building exteriors, and execute painting tasks including surface preparation and touch-ups. Treat residents with respect, answer questions, and respond sensitively to complaints while completing work orders with urgency. Take calls for after-hours emergency maintenance on a rotational basis, including nights and weekends.
Required Qualifications
- Painting experience
- 1 year of apartment, hotel, or facilities maintenance experience with intermediate knowledge of HVAC, appliance, electrical, and plumbing repair
- Valid Driver's License
- Must live within 30 minutes of the property
- Outstanding customer service and focus on providing residents with timely and accurate responses
- Must be responsible for taking calls for after hour's emergency maintenance; including nights and weekends on a rotational basis
- Must have personal/reliable transportation to get to work in order to respond to on-call emergencies as they occur
- Must carry a cell phone as required for on-call maintenance
- Ability to use a computer
- Good English communication skills, both verbal and written
- Must be bilingual in English and Spanish
- Must be able to perform painting and minor paint repairs, including surface preparation, patching, and touch-ups
- Must be able to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities
Desired Qualifications
- EPA/CFC Type I & II certifications preferred - Must obtain within 90 days from date of hire
