Job Summary
Lead Maintenance Technician role responsible for diagnosing and repairing HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, painting, flooring, and other maintenance tasks across AvalonBay communities; supervises Maintenance Technicians I and II, conducts apartment Preventative Maintenance, and ensures vacant homes and garages are rent-ready with turnkey tasks such as cleaning, carpet cleaning, appliance repair, and caulking/painting. Performs training and mentoring, manages work orders, inspects grounds and buildings daily, and enforces safety culture. Requires 3+ years of maintenance experience, valid driver’s license, HVAC knowledge with CFC certifications or willingness to learn, and ability to work in an on-call rotation; strong customer service, policy comprehension, and safety awareness are essential.
Required Qualifications
- 3+ years of maintenance experience (HVAC, electrical, plumbing, and general maintenance)
- A valid driver's license
- HVAC knowledge with CFC certifications required or willingness to learn
- Ability to accommodate an on-call schedule in rotation
- Ability to communicate with residents and associates for customer service
- Ability to read and understand policies and procedures (e.g., Key Control, Turnover, Maintenance Emergency)
- Ability to identify and work with hazardous materials and chemicals; knowledge of SDS and proper chemical handling
- Understanding of PPE usage and safety protocols
- Basic understanding of emergency systems, shutoffs, and sequence of operations
- Knowledge of paint types and painting tools
