Job Summary
Oversee and execute advanced maintenance tasks with a high degree of independence, including electrical, plumbing, and HVAC repairs. Develop preventive maintenance schedules and conduct regular property inspections to identify issues proactively. Lead unit make-readies by performing move-out inspections, key changes, repairs, painting, and deep cleaning. Collaborate on property improvement projects, manage inventory, and ensure compliance with HUD and TDHCA regulations. Respond to routine requests and participate in an on-call rotation for after-hours emergencies. Serve as the on-site expert for all maintenance concerns while mentoring junior staff. Utilize technology for documentation and maintain safety standards through proper PPE and training.
Required Qualifications
- High school diploma or equivalent
- Technical or vocational training
- Minimum of 5 years in property maintenance or a related field
- Valid driver's license
- Reliable transportation
- Ability to lift and carry objects up to 50 pounds using proper lifting techniques
- Ability to stoop, kneel, bend at the waist, and reach daily
- Comfort using ladders and working at heights
- Ability to work with prolonged periods of standing and walking, either indoors or outdoors
- Ability to perform tasks that involve repetitive motions
- Proficiency in handling hand tools and power tools with strong manual dexterity
- Ability to perform duties in various weather conditions, including extreme heat, cold, rain, and humidity
- Regular attendance
- Ability to work well with others
- Ability to have verbal contact with others
- Ability to travel within Prospera's regions and other locations as required
- Strong knowledge of electrical, plumbing, HVAC, and structural systems
- Ability to analyze and resolve complex maintenance issues
- Ability to effectively manage time, priorities, and inventory
- Ability to interact professionally with residents and staff
- Understanding of government inspection requirements such as HUD and TDHCA
- Strong time management skills
- Knowledge of government inspections and regulations, including Department of Housing and Urban Development (HUD) and Texas Department of Housing and Community Affairs (TDHCA)
- Must obtain an OSHA 10-Hour General Industry Certification for safety awareness within the first 90 days of employment
- Must obtain EPA certification within the first 90 days of employment
- Must obtain CPO certification if required by the property assignment within the first 90 days of employment
