Job Summary
Respond promptly and professionally to maintenance service requests for the company's portfolio of single-family homes while delivering timely, professional service to residents. Perform ProCare visits to conduct preventive maintenance and repairs across multiple trade categories, including HVAC, electrical, plumbing, and carpentry, to reduce future reactive requests. Complete general property condition assessments at all visits, submit alerts for immediate attention, and provide continuing education to residents on maintenance topics. Travel between assigned homes using a company vehicle to perform repairs on vacant properties during the turn process and other duties as assigned.
Required Qualifications
- High School diploma or equivalent
- Minimum one year of previous experience in property management maintenance, other building maintenance or related experience
- Excellent customer service and interpersonal skills
- Ability to relate to others and defuse situations involving angry or difficult people
- Strong organizational and time-management skills
- Ability to set, manage and consistently meet goals and deadlines
- Knowledge of federal fair housing laws and any applicable local housing provisions
- Ability to read, write and understand English
- Ability to use a personal computer, iPad, Yardi Work Order module, or other computer tracking systems
- Professional verbal and written communication skills
- Ability to effectively communicate with a diverse workforce
- Ability to perform basic mathematical functions
- Ability to multi-task
- Ability to make quick and effective decisions and analyze and resolve problems
- Ability to work in a fast-paced, ever-changing environment
- Ability to maintain confidentiality

- Ability to lift and/or move an excess of 50 pounds or more
- Ability to use standard maintenance equipment
- Ability to operate assigned equipment and vehicles
- Ability to verbally communicate to exchange information
- Ability to perform ProCare visits periodically throughout resident's lease term
- Ability to complete general property condition assessments (GPCA) at all property visits
- Ability to perform repairs to vacant properties while they are on-the-market or during the turn process
- Ability to provide continuing education to residents regarding important maintenance topics
- Ability to deliver timely and professional service to residents
- Must be adaptable and flexible
- Must provide basic hand and power tools
- Extensive travel within assigned portfolio
- Standing, walking, and/or sitting for extended periods
- Frequent climbing, reaching, and use of fingers
- Moderate stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing
- Sustains substantially recurring movement to fingers, hands, wrists, legs, and feet
