Job Summary
Troubleshoot and perform routine maintenance, installation, and repairs on building systems and appliances including plumbing, HVAC, electrical, and carpentry. Execute installations, service repairs, and preventative maintenance in homes, common areas, and grounds while completing resident-requested repairs within 24 hours. Perform on-call service requests and emergency calls, maintaining and updating service requests in Yardi Mobile. Conduct routine inspections, manage snow removal, and report maintenance concerns to supervisors. Operate standard hand and power tools, vehicles, and machinery while complying with OSHA safety regulations and safe work practices. Arrive at properties within 60 minutes for service requests and work off-hours as required.
Required Qualifications
- Two or more years' related experience
- Intermediate level understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair
- Communication and effective interaction with co-workers, managers, vendors or residents; sufficient to exchange or convey information and to give and receive work direction
- Advanced skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair
- Extensive knowledge of appliances
- Basic computer skills (able to operate mobile device, PC)
- Must possess a valid driver's license
- Ability to operate a company or personal vehicle or electrical cart
- Must be available for regular on-call work assignments/emergency calls, work scheduled off-hours and emergency overtime as required
- Must be able to arrive at the property for service requests within 60 minutes
- Ability to travel to other regional locations for work, training, meetings and other work-related activities
- Ability to meet the following physical requirements: Independently lift/carry supplies or equipment up to 65 lbs; frequent reaching, stooping, bending and kneeling; extensive walking and standing, ability to climb up and down stairs/ ladders
- Work involves considerable exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and/or loud noises. Must be willing to work in both indoor and outdoor environments, in all weather conditions, and potentially hazardous conditions
- Ability to safely and successfully perform the essential job functions consistent with ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards
