Job Summary
Maintain buildings and grounds by performing routine painting, plumbing, janitorial work, and appliance upkeep. Initiate, perform, and oversee maintenance projects up to $300 while ensuring all repairs are handled timely. Pick up trash, keep breezeways and sidewalks clear, and maintain landscaping, fences, and walls. Clean and turnover vacant apartments to rent-ready status within 5-10 days, conducting pre-move-out inspections and cost-out estimates. Regularly check smoke detectors, change filters, and inspect air handlers. Prepare and complete work orders within 3-5 days, update the maintenance log daily, and requisition supplies. Respond promptly to after-hours calls and travel between multiple sites as required.
Required Qualifications
- 3-5 years related experience and/or equivalent combination of experience in a trade such as electrical, plumbing and painting or technical school
- Valid Driver's License and insurance
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
- Ability to write routine reports and correspondence
- Ability to speak effectively before groups of customers or employees of organization
- Must be able to add, subtract, multiply, and divide in all unites of measure, using whole numbers, common fractions, and decimals
- Ability to problem solve, and deal with a variety of situations where only limited standardization exist
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
- Ability to regularly walk
- Ability to use hands to finger, handle, or feel
- Ability to reach with hands and arms
- Ability to climb or balance
- Ability to stoop, kneel, crouch, or crawl
- Ability to talk or hear
- Ability to frequently stand
- Ability to occasionally sit

- Must supply their own tools to perform maintenance work at work sites
- Must be able to obtain a list of required tools within 60 days of employment
- Must be available for travel up to 40% of the time
- Must be available for travel between multiple sites as required
- Must be available for errand runs as needed
- Must be available for in person classes and annual education conferences
