Maintenance Technician I - Property Management

Job Summary

Conduct day-to-day maintenance operations for a 60-unit affordable housing property serving elderly residents, ensuring all apartments are rent-ready prior to move-ins. Perform scheduled preventative maintenance on equipment, repair flooring, sheetrock, minor electrical and plumbing work, and replace fixtures, screens, and locks. Maintain property grounds by walking daily to remove debris, shoveling snow, and managing exterior plant material, while performing custodial tasks in common areas. Document all work orders accurately and notify the Facilities Manager of emergencies or damaged landscape. Work Monday through Friday from 8am to 5pm with on-call availability for emergencies.

Required Qualifications

  • High School Diploma or General Equivalency Diploma (GED)
  • Prior Maintenance experience or experience in a related field
  • Must have a working knowledge of building maintenance
  • Basic technical knowledge of mechanical, electrical, plumbing, and general carpentry
  • Must adhere to pertinent laws and EPA and OSHA regulations governing the handling, storage, and disposal of hazardous materials
  • The ability to utilize a tablet and/or computer to complete work orders in the property management software
  • Must be self-motivated, able to work independently and be able to perform duties with minimal supervision
  • Must be able to work well with people from diverse social and economic backgrounds
  • Ability to read and comprehend simple instructions and short correspondence
  • Ability to receive and follow written instructions
  • Basic Math (addition, subtraction, multiplication, division)
  • Valid Washington State driver's license and minimum required liability insurance for WA State
  • Must be deemed insurable as determined by Catholic Charities liability insurance provider
  • Must show proof of Hep B Vaccination record
  • Being cleared by criminal background check and fingerprinting when required
  • Must be able to climb stairs and ladders and reach heights of 8 feet with the aid of a ladder
  • No fear of heights (24 feet or more)
  • The employee must regularly lift and/or move up to 50 pounds
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus
  • Must be able to stand, walk, bending, lifting or performing other work requiring moderate physical exertion, talking, and hearing on a regular basis
  • These physical demands are required up to 90% of the time
  • Must be able to work Monday - Friday, 8am to 5pm
  • Available for on-call emergencies
