Job Summary
Perform preventative maintenance, troubleshoot property systems, and complete service requests for HVAC, plumbing, electrical, and carpentry work. Conduct daily inspections of building systems, vacant units, and common areas to ensure curb appeal and safety. Respond to on-call emergency rotations and manage turnovers, including painting and cleaning. Utilize maintenance software to track work orders and inventory while inspecting subcontractor work quality. Maintain resident relations through direct customer service and adhere to strict safety protocols during outdoor and indoor tasks.
Required Qualifications
- 2 years of maintenance or construction experience
- 1 or more years of experience as a full-charge maintenance technician preferred
- Knowledge of maintenance systems, including inventory control, preventative maintenance, and work order record keeping
- Basic knowledge of and ability to troubleshoot mechanical systems and equipment including HVAC, landscaping, carpentry, painting, electrical, and plumbing
- Ability to provide technical assistance to other maintenance associates
- Technical capacity - The ability to use a computer to input time data and to perform basic web-based tasks, including using Merion's learning management system
- A high school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience
- At least two (2) years of mechanical and industrial experience, HVAC preferred
- A valid driver's license and automobile insurance
- EPA Certification - The company's expectation is that all Maintenance Technicians (including all Maintenance Technicians, Lead Maintenance Technicians, and Service Managers) staff members have their EPA certification (Type I & Type II at minimum, Universal preferred)
- Must be able to lift 50-75 pounds with appropriate safety gear and tools
- Must have medically recognized normal range of hearing, vision, color discrimination, and depth perception
- Must be able to read and write in English at an intermediate level
- Must be able to complete tasks wearing appropriate safety equipment
- Must have a valid driver's license
- Must be able to lift 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly
- Must be able to lift 50 lbs
