Job Summary
Oversee daily building operations at Siena Village, managing maintenance repairs, executing capital projects, and conducting rounds to detect safety and mechanical issues. Troubleshoot and repair plumbing, electrical, and HVAC systems while performing preventative maintenance on physical plant equipment like boilers. Coordinate apartment turnovers within three days, maintain inventory of parts, and create work orders in Yardi. Respond to after-hours emergency calls for the emergency power system and snow removal operations, ensuring regulatory compliance with NFPA, OSHA, and Fair Housing standards. Maintain professional relationships with residents and report safety deficiencies to the Superintendent.
Required Qualifications
- Must have valid driver's license
- Three (3) years or more experience in a building maintenance role as a Maintenance Technician
- General knowledge of basic plumbing, electrical repairs, HVAC systems, and carpentry
- Understands and practices wiring methods as per N.F.P.A. 70
- Familiar with N.F.P.A. article 700 Emergency Systems and OSHA Regulations
- Basic computer knowledge
- Proficient in Microsoft 365 applications, including Outlook, and Teams to support daily communication, documentation, scheduling, and team collaboration
- Ability to properly use power, pneumatic, and manual hand tools of all types relative to physical plant maintenance
- Must have complete knowledge of electrical and refrigeration test equipment
- Will safely drive pick-ups, golf carts, tractors, mowers, and other motor-driven vehicles
- Demonstrates compliance with the CH ASPIRE Standards of Performance
