Job Summary
Maintenance Technician I responsible for coordinating tasks and supplies to prepare vacant apartment units for re-occupancy and assisting the maintenance team on special projects. Duties include maintaining the property’s overall condition (exteriors, common areas, vacant units, floor care, trash removal, litter pickup, sidewalk clearing, and snow removal), performing preventative and corrective maintenance, installing or assisting with appliances, painting and caulking, minor drywall work, and operating power tools. Role requires walkthroughs of upcoming or vacant units to forecast repairs, creating punch lists for quality control, assisting in diagnosing and repairing routine maintenance issues (electrical, plumbing, A/C and heating systems, and electric/gas appliances), and maintaining positive relationships with current and prospective residents and on-site vendors. Reports to Maintenance Supervisor or Property Manager depending on property size, with regular opportunities to collaborate across teams and participate in special projects. Must have reliable transportation, strong communication and customer-service skills, and the ability to manage multiple responsibilities in a residential setting.
Required Qualifications
- One (1) year minimum of prior maintenance experience or related experience
- Reliable transportation to perform responsibilities
- Excellent verbal and written communication skills
- Superior customer service, communication, and interpersonal abilities
- Ability to analyze problems, propose workable solutions, and implement corrective actions
- Ability to influence across stakeholders with varying priorities
- Knowledge of apartment building maintenance and minor repairs
- Ability to operate power tools and use hand tools
- Ability to perform electrical and plumbing maintenance (including water lines)
- Knowledge of heating and cooling systems (electric and gas)
- Ability to follow instructions and respond to management directives
- Ability to balance team and individual responsibilities and maintain confidentiality
