Job Summary
Starting Wage Range: $22.36/hr. - $29.00/hr. Job Summary: Assists with the maintenance and repairs to maintain the Grand Ronde Tribal Housing, facilities and grounds according to established standards. This position is funded by Housing and Urban Department (HUD). Essential Functions: Performs basic maintenance for the Tribal housing, administration facilities and grounds. Performs light fixture maintenance and other light maintenance services as requested. Corrects light plumbing and electrical problems or refers problem to supervisor for subcontracting to certified plumber or electrician as appropriate. Checks fire extinguishers and smoke detectors for proper operating condition and informs supervisor if outside company is needed to recharge and/or perform annual service. Operates various equipment, including lawn mower, string mower, and others. Ensures all working areas and equipment are clean and hazard-free. Assists in various building preventive maintenance, repair, and construction tasks on all applicable equipment, including HVAC systems, filters, smoke detectors, carbon-monoxide detectors, plumbing, electrical, painting, carpeting, and others. Assists in the execution of work orders. Assists in monitoring inventory and equipment; fills out order request when appropriate for supplies/equipment. Performs visitations with Elders to accommodate essential housing tasks beyond their capacities. Performs a variety of other duties as assigned by supervisor. Education, Experience, and Licenses: Requires a High School Diploma /GED equivalency. Requires a minimum of two (2) years of directly related experience. OR equivalent combination of education, training and experience. Driving Requirements: This position may require driving. Qualifications, Registrations, and Certifications: Requires the ability to operate a variety of equipment and power tools, including lawn mowers, tractors, and others safely. Basic knowledge of the operations of HVAC systems, plumbing, electrical, appliances, and fire safety is required. Knowledge of OSHA regulations including hazardous chemical safety requirements required. Must understand uses of active ingredients, application procedures, and chemical hazards. Overall knowledge and expertise of all safety procedures and practices required. Knowledge of and sensitivity to Native American culture is required. Native American employee preferred. Tribal Housing Staff Requirements: Cannot have an eviction from Tribal Housing for the past five years; including adjudicated evictions, and Notices to Quit, in which tenants moved out prior to going to Tribal Court. Denied Tribal Housing based on criminal and/or drug activity, and/or bad landlord references. As a GRHD tenant must be in compliance with their rental agreement. This includes: No more than one late payment in a one year period No more than one compliance request in a one year period Shall not have engaged in threatening, abusive or violent behavior toward GRHD or CTGR personnel during the last five (5) years There should not be any conflicts of interest with GRHD tenants and/or staff. Environmental Factors and Conditions/Physical Requirements: Continually requires the ability to express or receive detailed information or important instructions through oral communication. Continually requires working with fingers rather than the whole hand or arm. Requires repetitive movement of wrists, hands and/or fingers. Often requires walking or moving about to accomplish tasks. Requires standing and/or sitting for sustained periods of time, raising objects from a lower to a higher position and/or moving objects horizontally. Constantly requires the ability to maintain body equilibrium to prevent falling when walking, standing or crouching on narrow, slippery or erratically moving surfaces. Occasionally involves heavy work exerting up to 100 pounds of force occasionally, up to 50 pounds of force frequently, and/or 20 pounds of force to move objects. Occasionally requires ascending and descending stairs or ramps using feet and legs and/or hands and arms. The worker is subject to both environmental conditions: Activities occur inside and outside. The worker is subject to extreme cold: Temperatures below 32 degrees for periods of more than one hour. The worker is subject to extreme heat: Temperatures above 100 degrees for periods of more than one hour. Due to the nature of the interactions with other employees and the public we serve, employees may be required to provide documentation of, or receive, certain health vaccinations. This position is frequently subject to inside environmental conditions which provide protection from weather conditions, but not necessarily from temperature changes, and is occasionally subject to outside environmental conditions. May be called upon to serve as a Disaster Reservist during emergencies. Local travel is frequently required. Travel outside of the state is infrequently required. Background Check: Candidates for this position will be subject to criminal and character background checks and may be subject to fingerprinting.
