Conduct preventive maintenance on resident units, common areas, grounds, and equipment while documenting all tasks. Maintain the overall condition and cleanliness of the maintenance shop and residential property, including snow removal and curb appeal improvements. Complete work orders and turnover maintenance needs timely, providing quick response to emergency after-hour calls as necessary. Safeguard all maintenance equipment and supplies, adhere to cost controls, and manage the maintenance budget per procurement guidelines. Mitigate risk by conducting routine inspections of community property and grounds to comply with local, state, and federal regulations. Respond to resident needs in a courteous, friendly, and timely manner while adhering to attendance policies, grooming standards, and Fair Housing laws.
