Maintenance Technician

Job Summary

Walk the community daily noting needed repairs and ensure all work orders are completed in a timely fashion, providing same-day services. Advise the Maintenance Supervisor on stock levels, maintenance problems, and solutions while assisting in achieving budgeted expenses and the annual plan. Produce 5-day turns on vacant units, assist in maintaining the maintenance shop, and assume emergency on-call duty as scheduled. Complete all work orders to ensure superior customer satisfaction and adhere to Fair Housing, ADA, OSHA, and EPA policies. Report to the Maintenance Supervisor and Community Manager at The Hamilton Apartments.

Required Qualifications

  • High School graduate or equivalent
  • Some Vocational/Technical school and/or college
  • 2 years prior property maintenance experience or related field
  • Must have own tools
  • Strong knowledge of HVAC systems, appliance repair, plumbing, electrical, and pool care
  • Computer skills to include Microsoft Office (Word, Excel) property management software (Yardi, PO Purchase System)
  • Bilingual (English/Spanish)
  • Knowledge of general property operations
  • Knowledge of all utility cut offs
  • Assist in achieving budgeted maintenance expenses
  • Assist in the achievement of the annual budget plan
  • Advise the Maintenance Supervisor as to stock levels of supplies and equipment
  • Physical condition of the community, including the condition of vacation apartments
  • Advise the Maintenance Supervisor of maintenance problems and solutions
  • Ensure all work orders are completed in a timely fashion
  • Provide same day services on work orders
  • Walk the community daily noting needed repairs
  • Daily communication with the Maintenance Supervisor to discuss progress, follow-up, or complications regarding maintenance activities
  • Produce 5 day turns on vacant units
  • Assume emergency on-call duty status as scheduled
  • Assist in the maintenance of the maintenance shop
  • Provide superior customer service
  • Complete all work orders and ensure the highest quality of customer satisfaction
  • Maintain a professional image and attitude
  • Attend instructional training classes as scheduled by the Maintenance Supervisor
  • Adherence to and proper implementation of all Fortis Properties Management policies and procedures
  • Knowledge of and adherence to the following: Fair Housing policies and procedures
  • Knowledge of and adherence to the following: ADA, OSHA, and EPA policies and procedures

Desired Qualifications

  • EPA Certification preferred
  • CPO Certification preferred
