Job Summary
Respond to and complete resident service requests, prepare vacant units for occupancy, and handle a wide range of building repairs including plumbing, lighting, HVAC, and structural elements. Conduct regular inspections of buildings, systems, and grounds to address issues before they become costly problems, while managing inventory of tools and equipment. Maintain and track all maintenance areas to ensure they remain organized, clean, and OSHA-compliant. Be available for after-hours and on-call duties, including nights, weekends, and holidays, knowing emergency shut-offs and response procedures. Own and maintain a standard set of hand tools and operate related machinery when needed for snow removal.
Required Qualifications
- Minimum 3 years of experience in property or facilities maintenance (residential or commercial)
- HVAC/CFC/EPA certification required
- Valid PA/NJ/FL driver's license
- Familiarity with Fair Housing laws
- Own and maintain a standard set of hand tools
- Strong general knowledge of electrical, plumbing, HVAC, carpentry, and appliance repair
- Comfortable using standard maintenance tools and following OSHA safety standards
- Able to read and interpret service manuals, maintenance records, and property layouts
- Able to lift 50 pounds and perform physical tasks, including walking, bending, climbing, kneeling, and working outdoors in all weather conditions
- Comfortable working at heights and in confined spaces
- Willing and able to shovel snow, plow, and operate related machinery when needed
- Strong communication skills and a team-first mindset
- Positive attitude, reliability, and personal integrity
