Job Summary
Complete assigned work orders from resident requests, diagnose defects, and perform repairs following safety standards and code requirements. Execute the make-ready process for vacant units by conducting pre-move-out inspections, creating punch lists, scheduling vendors, and inspecting completed work. Maintain grounds and common areas by cleaning, pressure-washing, and painting signage while tracking inventory and supporting cost-control programs. Document all service requests accurately and comply with OSHA training and safety policies. Report accidents promptly and verify contractor work against quality specifications.
Required Qualifications
- Ability to perform numerous physical activities that require considerable use of your hands, arms and legs and moving your whole body, including prolonged or repeated standing, walking, climbing, sweeping, stooping, kneeling, shoveling, crouching, lifting and handling of materials
- Frequent lifting, grasping and carrying materials and equipment up to 50 lbs
- Computer literacy
- Effective communication skills
- Ability to effectively communicate both orally and in writing in English for all work-related purposes
- Ability to work any assigned shift, including weekends
- Must be able to respond to emergencies after normal business hours and on weekends when assigned on-call responsibilities
- A telephone number where you can be reached after-hours
- Must have updated smartphone with password-protected and compliant software
- Must be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
- Travel to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all the daily responsibilities of this position
- Have or will pursue in 90 days EPA certifications Type 1 and II
- A Valid Driver's License
