Maintenance Technician - Dallas/Fort Worth, TX

Job Summary
Complete assigned maintenance work orders for resident requests within 24 to 48 hours, diagnose defects, and perform repairs adhering to safety standards and codes. Execute the make-ready process for vacant units by conducting pre-move-out inspections, creating punch lists, scheduling vendors, and managing supplies. Support cost-cutting initiatives by repairing parts rather than replacing them and maintain accurate inventory tracking for tools and materials. Document all service requests and paperwork accurately, while periodically inspecting contractor work to verify quality and scope. Treat residents with respect, address complaints sensitively, and participate in routine safety meetings and OSHA training. Perform property inspections to identify risks and communicate physical needs to management. Requires EPA Type I, II, or Universal refrigerant recycling certification and a valid driver's license.
Required Qualifications
- High School Diploma or GED Equivalent
- Current Valid Driver's License
- EPA certifications Type I and II or Universal for refrigerant recycling
- all certifications required by State and Local jurisdictions
- Must be available to work on weekends when scheduled
- Must be able to perform the essential job functions unaccompanied
- Must be able to work a flexible work schedule which includes taking calls evenings, weekends, and holidays
- Must be able to push, pull, lift, carry, or maneuver weights up to 50 pounds independently
- Must be able to push, pull, lift, carry, or maneuver weights up to 150 pounds with assistance
- Must be able to stand
- Must be able to walk
- Must be able to reach with hands and arms
- Must be able to climb
- Must be able to stoop
- Must be able to squat
- Must be able to sit and perform keyboard work
Desired Qualifications
- 1-3 years of apartment maintenance experience or equivalent
