Job Summary
Diagnose defects and complete repairs on buildings, grounds, and amenities per safety standards and code requirements. Execute the "make-ready" process for vacant apartments by conducting pre-move-out inspections, creating punch lists, scheduling vendors, and verifying completed work. Manage maintenance inventory by tracking usage, returning unused items, and notifying supervisors of re-order needs. Document all service requests and paperwork accurately to ensure proper tracking. Perform general cleaning tasks including trash removal, pressure-washing, and painting curbs and signage. Comply with safety policies by attending training, reporting incidents, and inspecting contractor work for quality standards. Maintain grounds and common areas while fixing parts rather than replacing them to support cost-control programs. Work flexible shifts including evenings, weekends, and holidays with on-call availability.
Required Qualifications
- EPA certifications Type I and II or Universal for refrigerant recycling
- All certifications as required by State and Local jurisdictions
- Valid driver's license
- High School diploma, GED, or related experience and/or training
- Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices
- Demonstrated ability to apply principles of logical thinking to define and correct problems
- Proficiency in customer service and interpersonal communication skills
- Demonstrated ability to read, write, and communicate effectively
- Working and reliable cellular device
