Job Summary

Complete assigned work orders for resident service requests and perform preventative maintenance by diagnosing defects, executing repairs per code, and managing the make-ready process for vacant units. Track inventory, coordinate vendor schedules, and document all service requests accurately. Maintain grounds and amenities through cleaning, pressure-washing, and painting while supporting cost-control programs by fixing parts rather than replacing them. Adhere to strict safety protocols, including OSHA training and incident reporting, and conduct periodic inspections of contractor work and property conditions. Work flexible shifts including evenings, weekends, and holidays, utilizing a reliable cellular device for on-call availability.

Required Qualifications

  • EPA certifications Type I and II or Universal for refrigerant recycling
  • All certifications as required by State and Local jurisdictions
  • Valid driver's license
  • High School diploma, GED, or related experience and/or training
  • Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices
  • Demonstrated ability to apply principles of logical thinking to define and correct problems
  • Proficiency in customer service and interpersonal communication skills
  • Demonstrated ability to read, write, and communicate effectively
  • Working and reliable cellular device
